SUNWAY PROPERTY LAUNCHES UNDER THE SUN CAMPAIGN

ISSUE 1, EVENT

Master Community Developer, Sunway Property, announced today that it will be launching properties this year – out of which RM2.0bil will be attractive residential properties across eight locations this year.

This year’s launches doubles up from last year’s RM1.1bil worth of properties launched across the country last year. Sunway Property had also completed RM610mil worth of new investment properties comprising healthcare, commercial, hospitality, education and investment assets in the developer’s flagship integrated townships and major integrated developments.

Investment properties to be built in the coming years includes the Sunway Velocity Medical Centre in Klang Valley, the Seberang Jaya Medical Centre in Penang, and Sunway Big Box Retail, Sunway XPark and Sunway Hotel in Sunway Iskandar.

This year, half of the developments to be launched will be in its integrated townships, where it recorded its best take-up rates last year, another two urban lifestyle developments and some launches will be in Singapore and China. The launches will be Sunway GEO Lake, Sunway Citrine Lakehomes, Sunway Onsen Suites, apartments in Sunway Velocity TWO, apartments in Sunway Wangsa Maju, designer shops in Sunway Wellesley, condominiums Sunway Tianjin Eco City, and Sunway Rivercove Residence, Singapore.

The developer will also continue to pursue landbanking activities following last year’s active landbanking that saw it snap up 37.4 acres of prime new landbanks suitable for transit-oriented developments totaling up to RM5.5b in gross development value (GDV). At the moment, Sunway Property’s landbank total 3,305 acres with a total GDV of RM53.0bil with 56% of the landbank in Johor, 30% in Klang Valley, and 6% in Penang.

The Under The SUN Certainty+ financing campaign will feature a low down payment, cash rewards during construction period, guaranteed loan by Sunway Property, deferred payment, voluntary exit plan and differentiated sum installments by the developer.

OPPORTUNITIES TO CAPITALISE SUCCESS OF PROVEN INTEGRATED COMMUNITIES

This year, homebuyers and investors will see many opportunities to capitalise on the stellar success of Sunway’s integrated townships and developments. 

Sunway Iskandar

In Sunway Iskandar, the developer will launch the second phase of the highly successful Sunway Citrine Lakehomes Phase 2 worth RM80mil in GDV, which are townhouses and cluster homes. The developer’s first launch of Sunway Citrine Lakehomes was highly-successful last year, achieving a take-up rate of 100%. 

In Sunway Iskandar, the Community Developer had sold out its landed Sunway Citrine Lakehomes in Sunway Iskandar. In addition, it had recorded a 80% take-up rate for its’ build-and-buy online asset, Sunway GRID and its Sunway Citrine Hub is now 60% tenanted. This year, the developer will open its first 24/7 infirmary centre as a free public service in the Sunway Citrine Hub for the community, the first developer to do so in Malaysia.

Sunway XPark will be open by the end of the year.  The XPark provides extreme sport such as motorcross, mountain biking and others. Besides, there are also activities for kids such as strider racing and other conventional sports like badminton and more activities.

Another addition to Sunway Iskandar will be SJK(C) Cheah Fah, a Chinese primary school named after Tan Sri Dato’ Seri Dr. Jeffrey Cheah’s late father. The groundbreaking for the school will take place in March this year. The school will be completed by 2020 for the first batch of student intake of 720 students in 18 classrooms. 

The Coastal Highway Southern Link (CHSL) highway is open to public since November 2017. Sunway Iskandar will provide shuttle bus services which would ferry residents who are travelling between Sunway Iskandar and Singapore in partnership with Causeway link. The bus service starts as early as 5am to 11pm from Sunway Citrine Hub to Singapore. 

Sunway City Ipoh

In Sunway City Ipoh, Sunway Property will be launching the unique Sunway Onsen Suites, the first apartments with a hotsprings onsen worth RM135mil. 

The Sunway Onsen Suites comprise of 24 levels of service apartment with retail shops with and a riverside Alfresco Boulevard. The suites range between 600-1,200 sq ft and comes with 1 bedroom, 2 bedrooms and 3 bedrooms. The elevated car park podium is dressed up with natural green creeper. There will also be six units of Onsen Villas ranging from 2,582sqft. 

Sunway Velocity and Sunway Velocity TWO 

The developer will launch RM320mil of serviced apartments in its all-new Sunway Velocity TWO. The serviced apartments will be directly linked to the transit-oriented Sunway Velocity which is served by two MRT stations (Cochrane and Maluri MRT station). 

This year will see the launch of Sunway Velocity Medical Centre in Sunway Velocity. Last year, it had recorded a 99% take-up rate for the integrated development in South KL that comprise of residential, commercial, retail, hospitality and healthcare components. This had spurred the purchase of the adjacent land to develop Sunway Velocity TWO. 

Sunway South Quay 

In Sunway South Quay, the property developer will launch Sunway GEO Lake, a residential development with an estimated RM550mil GDV in the transit-oriented Sunway South Quay. Sunway South Quay is located directly opposite the education and healthcare corridor of Sunway City and is served by Malaysia’s first elevated BRT. 

Prior launches in Sunway South Quay – Sunway GEO Residences, Sunway GEO Residences 2, Sunway GEO Retail Shops, Sunway GEO Flexi Suites which totals to RM1.3bil in GDV has enjoyed 99% (average) take up rate. Last year, it had recorded 100% sales for its newly launched Sunway GEO Tower. 

The developer had purchased its investor’s stakes in Sunway South Quay last year, and now owns 100% of the development. 

URBAN SUSTAINABLE INTEGRATED DEVELOPMENTS IN PRIME LOCATIONS 

In addition, Sunway Property will also be launching Sunway Wangsa Maju a mixed development comprising two blocks of serviced apartments with lifestyle units on the podium with a GDV of RM220mil. 

In Penang, where Sunway Property is strengthening its presence with 60 acres of new land, the developer will be building RM25mil of shop houses in its integrated development of Sunway Welllesley in Bukit Mertajam, Penang.

Besides delivering promising developments in Malaysia, Sunway Property will be launching developments in Singapore and China with an estimated GDV of RM485mil and RM200mil respectively. In Singapore, the developer will launch the Rivercove Residence development consisting of executive condominiums in Sengkang and in China, the developer will launch its condominiums in Tianjin Eco City.
